Experience
Charles Ray Wilson is an internationally recognized authority on the subject of self-storage investment analysis and is a regular speaker to the industry both domestically and internationally.
He is a frequent contributor to self-storage trade journals and is often quoted in newspapers, most recently in The Wall Street Journal and the New York Times. He authored the self-storage segment in PricewaterhouseCoopers The Korpacz Real Estate Investor Survey, a nationally recognized source for investment trends, and cap rates and discount rates.
Ray Wilson, MAI, CRE is a real estate appraiser who, for over 30 years, has specialized in the appraisal and consultation of self-storage facilities worldwide.
He was President of Charles R. Wilson & Associates, Inc., (CRW) a firm he founded in 1976 that specialized in the appraisal and analyzes of hundreds of millions of dollars worth of storage properties annually. Representative institutional clients included: GE Capital, GMAC, JP Morgan Mortgage Capital, Inc., Lehman Brothers, Merrill Lynch, Morgan Stanley, Prudential, Wachovia, and UBS. The firm regularly performed self-storage appraisals for all the nation’s largest lending institutions. Mr. Wilson sold his appraisal firm to Integra Realty Resources – Metro LA in October 2007 so as to concentrate on the analysis of self-storage trends and to focus on the publishing of quarterly reports. He remains a director of his old firm which continues to specialize in the valuation of self-storage facilities.
Notable Assignments
One of his firm’s most notable assignments was when Wachovia engaged them to appraise several hundred self-storage facilities Extra Space (REIT) acquired from GE Storage USA.
His firm was engaged to apprise several hundred facilities every 90-days that Prudential owns jointly with Extra Space.

Self Storage Data Services, Inc. (SSDS)
Recognizing the need for independent third party reporting on the industry, Mr. Wilson founded Self Storage Data Services, Inc. (SSDS) in 1992; a research company with a database of over 45,000 facilities that tracks the operating performance on over 5,000 facilities every 90-days. It is the only database of its kind in the U.S. The most comprehensive report SSDS publishes is the Self-Storage Performance Quarterly (SSPQ) and it is subscribed to by Wall Street analysts and major institutional investors. Mr. Wilson also hosts a quarterly performance call for SSPQ subscribers.
From his vantage point at SSDS, Mr. Wilson is in the unique position of being able to consult regularly with the nation’s top self-storage analysts, institutional investors, the four self-storage Real Estate Investment Trusts (REIT) and other industry participants on valuation and performance issues.
International Experience
The Self Storage Association of Australia (SSAA) has hired Mr. Wilson on numerous occasions to be a featured speaker at their annual conventions in Brisbane, Melbourne and Sydney. The purpose of his talks was to inform SSAA members of operating performance characteristics and investment parameters of facilities in the U.S. In addition, lenders and valuers were given special sessions on the investment analysis and valuation methodology of self-storage facilities.
Self Storage Association of the UK/Europe has engaged Mr. Wilson to give talks in Dublin, London, Amsterdam and Paris. The topic of his talks focused on the valuation methodology and operating performance trends of self-storage facilities.

Mr. Wilson served on the Board of Directors and was president (1995-96) of Valuation Network, Inc. and Valuation International, Ltd., the predecessor firm to Integra Realty Resources, (IRR). IRR is one of the nation’s largest valuation and consulting firms with 56 offices nationwide.

Mr. Wilson graduated from California State University, Chico, California in 1968 with a Bachelor of Science Degree (Business Administration) with a concentration in marketing and real estate.
